Assistant Property Manager

The Assistant Property Manager is responsible for working with the Property Manager to assist with all tenant relations, including showing open apartments, responding to complaints, resolving issues, completing required paperwork and proactively building positive relationships.

Duties and Responsibilities:

1. Present and maintain positive tenant relations and know/greet people by name.

2. Tenant Relations: Listen, understand and work to resolve any escalated tenant complaints.

A. Document all tenant concerns, problems or issues on Yardi.

B. Investigate escalated tenant complaints, concerns, problems, and/or issues and decide upon the course of action. Notify the Property Manager when there is an incident that may cause eviction or the termination of the lease.

3. Show apartments to prospective residents. Sell prospects on the apartment and complete necessary leasing paperwork.

4. Lease: Prepare lease renewals to be reviewed by the Property Manager.

5. Check-outs: Assist with tenant checkouts as a backup to the Property Manager.

6. Assist with any additional tasks assigned by the Property Manager.

7. Check-ins: Assist Leasing Agents or Property Manager with check-ins as needed; update tenant information in Yardi.

8. Maintenance: Assist, inform and monitor ongoing maintenance requests.

9. Maintenance: Assist with routing all necessary emergency on call maintenance requests.

10. Maintenance: Assist with special projects as assigned by Property or Asset Manager.

11. Pets: Assist with completing all new ESA pet paperwork and update Yardi with information.

12. Team: Work flexible hours, which include after-hours and weekends.

13. Team: Schedule on-call rotation and participate as assigned.

14. Team: Attend weekly team meetings, present information you are responsible for and provide input to continue and improve tenant relations, policies and have a positive working culture.

15. Team: Participate covering office hours with phones, tenants, vendors, and guests.

16. Training: Attend any required training scheduled by the company and as part of your annual review goals.

17. Dress Code: Always present a professional image and positive attitude.

18. Participate in learning, using and advocating technology within the team and to tenants.
